Peter Massey, Sr. to John Seegar, June 28, 1748


June 28, 1748: John Seegar, mariner, of Queen Anne's County in Maryland for 55 pounds buys a 100 acre tract of land called Johnson's Adventure from Peter Massey, carpenter, and wife Mary.  Witnesses: James Brown, and H. Wells, Jr.  Acting for the Crown: Al. Tilghman.
Queen Anne's County aforesaid. June twenty eighth day Anno Domini one thousand seven hundred and forty eight the following deed was brought to be recorded viz.:

This indenture made the twenty fifth day of June Anno Domini one thousand seven hundred and forty eight.  By and between Peter Massey and his wife Mary of Queen Anne's County, carpenter of the one part and John Seegar, mariner of the aforesaid county of the other part. Witnesseth that the said Peter Massey and Mary his wife for and in consideration of the sum of fifty five pounds current money of Maryland to him the said Peter Massey in hand paid, the receipt whereof is hereby acknowledged. They the said Peter Massey and Mary his wife has bargained and aliened, promised, released, enfeoffed, and confirmed by these presents to grant, bargain, sell, alien, promise, enfeoff, and confirm unto the said John Seegar, his heirs, and assigns, forever all that parcel or tract of land called Johnson's Adventure, lying and being in Queen Anne's County on the East side of a small branch running out of the Unicorn Branch. Beginning at a marked white oak being a bounded tree of Simon Wilmon's land and running with his land South three hundred and twenty perches thence West one hundred perches and from thence with a straight line to the aforesaid beginning tree containing one hundred acres more or less as by his Lordship's patent of confirmation will fully appear with all and singular the  improvements, profits, privileges, and advantages thereto belonging or in any manner of wise appertaining thereunto and all the estate, right, title, claim, interest, property and domain or domain and demand of them the said Peter Massey and Mary his wife of in and unto the said bargained land and premises. To have and to hold the said messuage or tenement of land with all singular the improvements thereon with the appurtenances thereunto belonging unto John Seegar, his heirs, and assigns, forever. And the said Peter Massey and Mary his wife to have to these presents doth covenant, grant, and agree to and with the said John Seegar, his heirs, and assigns, that the land hereby granted, promised, and released as free and clear from any charge or encumbrance by them made or done the yearly quit, rents now or hereafter accruing due to the chief Lords of the fee only accepted and foreprized. And the said Peter Massey and Mary his wife and their heirs the same bargained land and premises against themselves and their heirs and any other person or persons lawfully claiming by from or under them and their heirs under the said John Seegar, his heirs, and assigns, shall and will warrant forever defend by those presents and further the said Peter Massey and Mary his wife doth agree for themselves and their heirs that they will at all times hereafter at the request and charge of him the said John Seegar, his heirs, or assigns, to execute every further thing or act whatsoever for the further and better lawful granting in securing the said land if required. In witness whereof the said Peter Massey and Mary his wife have hereunto set their hands and seals the day and year first above written.

On the back of the foregoing deed was endorsed as following viz.:
Queen Anne's County June the twenty fifth day one thousand seven hundred and forty [illegible]. Received of John Seegar the sum of fifty two pounds current money of Maryland, it being in full satisfaction and payment for the within land. Witness my hand the day aforesaid.

On the back of the same deed was also thus endorsed viz.:
Queen Anne's County, Maryland [illegible]  Be it remembered that on the twenty fifth day of June Anno Domini one thousand seven hundred and forty eight after sealing and delivering of the within indenture personally came the within Peter Massey and Mary his wife before us, the subscribers, two of his Lordship's Justices of the Peace for the aforesaid county, and did acknowledge the same to be their act and deed. The lands and premises thereby granted and released to be the estate of the within named John Seegar, his heirs and assigns forever. The aforesaid Mary Massey being first privately examined pursuant to an act of the Assembly of this province. Witnessed our hands the day and year above written.

On the back of the same deed was also thus further endorsed viz.:
Queen Anne's County [illegible] June the twenty eighth day Anno Domini one thousand seven hundred and forty eight.  Received from the within named John Seegar the sum of four shillings sterling for the alienation fine on the within land due to the right honorable the Lord Proprietary of the Province of Maryland and for his use by [illegible]
